Consultation event for Phase 1 and Phase 2

We want to speak to the residents who live around the estate about proposals for phase 1 and phase 2. You and your family are invited to drop by on Tuesday 14 December between 1 – 4 p.m. to our marquee on the play area at the corner of Convent Way and North Hyde Lane.

The proposa l:

First phase will be located on the open space to the south of Convent Way, (currently the carpark and play area).

Second phase will be located at the east side of Convent Way estate (currently blocks 354 to 411).

This is an opportunity to discuss the proposals and provide feedback directly to the Estate Regeneration Team.

If you are unable to attend, we encourage you to visit us at the Convent Way Community Centre, (near the Tower block) on any Thursdays between 10 a.m. to 5 p.m. N.B closed between 23 Dec – 3 Jan. There will an further opportunity to attend further consultation events in January and the public exhibition from 14 February 2022.

Community Champions wanted

Hounslow Council and Bell Phillips Architects is working with Beyond The Box Consultants CIC to launch exciting paid opportunities for local residents on Convent Way Estate as part of the regeneration, to support the community engagement programme.

The successful candidate(s) will work with Beyond The Box to support our community engagement work, empowering residents to share their views, ideas and opinions on future plans for the estate.

The Champions will be designing a capacity building programme for residents and local community groups. We’re looking for a team of Community Champions to join the team in this exciting new role. If you are community minded, passionate about your local area and enjoy talking and engaging with people, we want to hear from you.

Role : Community Champion. Part-time (between 8-16 hour per week)

Pay : £10.85 per hour (London Living Wage): Self employed

Period: January 2022- April 2022

We’re looking for between 3-5 Community Champions to work with Beyond The Box to support us in carrying out community engagement work across the Convert Way Estate in relation to the regeneration work.

Successful candidates will support us in liaising with local charities, community groups and residents to understand how the community would like to best use a new community facility.

The Community Champions will be responsible for liaising with residents, community groups, charities, and other local stakeholders to help us discover their views and opinions across several topics, as well as working with us to design a capacity building programme consisting of training, skills exchange, study trips and more for the local community.

The role is for an initial four-month period, beginning in January 2022 endin g in April.

You will be contracted as self-employed freelancers. Beyond The Box will support successful candidates in setting up as self-employed (if they are not already).

Exhibition - Invite to to the neighbours of Convent Way

The consultation

Over the last year, we have been working closely with residents of Convent Way about the regeneration of their homes. We now want to engage with the wider community, who live in the surrounding neighbourhood in further developing the designs of the masterplan and the new neighbourhood.

Exhibition

Residents and community stakeholders are invited to attend the consultation event for the masterplan of Convent Way, which will be open from Saturday 20 November 2021 between 1 p.m. and 4 p.m. This will be held in the Convent Way Community Centre, Christie Court, Convent Way, UB2 5UG . The exhibition boards will be available from the website from Monday 22 November.

Drop-in sessions in November and December

If you are unable to attend the exhibition, during November and December, residents can view the current draft designs and speak to a member of the Estate Regeneration Team about the proposal. We hold drop-in sessions every Thursday between 10 a.m. to 5 p.m. at Convent Way Community Centre.

The feedback to the consultation will be used to develop the designs for the masterplan, which will be submitted in the planning application.

The next exhibition will be in February 2022

Residents will be invited to attend the second exhibition from 14 February 2022 to see and comment on how the masterplan has evolved.

Why we are doing this

Charlton House and Albany House is no longer suited to modern living and is becoming difficult to maintain and difficult to adapt to meeting resident’s housing and accessibility needs.

Charlton House and Albany House is located between Albany Road and Brentford’s High Street (opposite McDonalds). The new homes will be modern, fit for purpose, high quality and energy efficient. As well as building new and additional homes for Council rent, the proposals will provide opportunities for households in overcrowded conditions to be rehoused in larger homes.

The Proposal

• The demolition of all existing homes and shopping parade.

• Building c200 new homes including 1, 2, 3 and 4 bedroom homes.

• Majority of the new homes will be for social rent.

• Building a new Neighbourhood retail centre.

• Reinstate the links to the High Street from Mafeking Avenue and Brook Road South.

• New landscaping and communal green spaces, public areas and play spaces.

• The right of existing social tenants and resident leaseholders to return to a home in the new neighbourhood.

The timeline

Detailed planning application submitted – Nov. 2021

• Planning application determined – March 2022

• Subject to planning permission being received , construction commences late 2023/ early 2024.

Calling - for 14 - 25 year olds for the Designers and Makers Week

We are looking for young aspiring designers and makers (between 14-25 years of age) who live on Convent Way Estate in Hounslow and surrounding areas, to take part in our Designers & Makers competition week as part of the regenerations programme during October half term: 25th to 29th October, with a chance to win £450 and a work experience placement in a leading London Studio.

WHAT IS THE DESIGNERS & MAKERS WEEK?

During the week you will take part in a design competition to share your design ideas for a new community centre on Convent Way Estate. You will be given a brief and will develop your ideas over the week into a final design.

The winner will receive £450 and gain access to a one- or two-week work experience placement at Bell Phillips Architects, the designers who are working on the regeneration of Convent Way Estate currently.

WHAT WILL I GAIN?

You will gain the skills in how to take your ideas from concept through to a design development stage and then a final idea ready to pitch to a panel. We have brought together some of London’s leading creatives to offer this FREE skills programme and competition.

This programme will help build your CV, strengthen your university or Job application whilst you learn new skills and network with other designers and makers.

BEYOND THE BOX AT CONVENT WAY

As part of the regeneration programme, Beyond the Box is collaborating with Bell Phillips Architects, Gillespies Landscape, Atkins, and CMA Planning in Hounslow to deliver a series of community engagement events and social value programmes for residents.

Participation requirements

You must be a young person 14-25 years of age.

You must live on Convent Way Estate (or the nearby estate)

Be available between 10 - 4 pm Monday, Tuesday, Wednesday, Thursday and Friday

    Next Resident Steering Group meeting

    The RSG meetings have proven successful in the past and their contributions is valued in shaping of the new neighbourhood. The next RSG event will be an in-person workshop on Thursday 19 August 2021 at the Convent Way Community Centre. Due to covid-19 restrictions operating in the community centre the workshop will run over two sessions (afternoon and evening). Residents need to confirm, which session they want to attend.

    The RSG workshop will be designing the consultation programme for the next stage to ensure everyone can get involved and decide what types of activities and information is needed over the next six months.

    Activities can include exhibitions, workshops and producing brochures. Visits to other developments and specifically events that are targeted at young people, older people and disabled residents. Residents are asked to bring their ideas to the workshop.

    If there are members who do not feel safe to attend an in-person event or cannot make either dates, we run an online workshop on Monday 23 August 2 021. Please contact a member of the team if you wish to attend.

    Any residents who want to get involved in shaping their new neighbourhood is encouraged to attend the workshop and join the group.

    In the meantime, if residents have any questions about the regeneration or about housing issues, they can speak to the team:

    Ballot Success

    There has been overwhelming support for the regeneration plans for Convent Way with 80% voting YES. There was a 85.5% turnout of residents, which is one of the largest turnout in a residents ballot.

    The journey became more challenging along the way as the council was not able to engage and consult with resident in the way that we normally would. Over the consultation, we were able to speak directly with over 90% of residents and offer a variety of engagement options to enable them to safely engage.

    This is a clear message of support and we will continue to work in partnership with all residents, so together we can transform the neighbourhood and residents' lives through the delivery of high-quality, well-designed housing and improved public space.

    Next steps

    We will continue to work on the designs for the new neighbourhood, develop the planning application for the whole estate and phase 1a, which will be the first new homes to be built. We expect to submit a planning application into the council by March 2022.

    During the summer, the Estate Regeneration Team will hold workshops, events (online and in person) as well as regular newsletters. We will also be consulting the retail shops on Convent Way as well as the wider community as part of this stage. The Estate Regeneration Team will continue to hold the Thursday surgeries at the Community Centre between 10 a.m. and 5 p.m.

    A summer of consultation

    Since the ballot, we have recruited a new Design team and have spent time working on the designs for the neighbourhood. We are consulting with the Council’s Planning Team to ensure when we submit the planning application, there are no delays in getting a successful result. m.

    Five consultation events taking place over the summer:

    Event 1: Thursday 8 July 4 – 7 p.m. Albany Shopping Parade

    Opportunity to meet the design team and give your views on the current designs for the new neighbourhood.

    Event 2: July 2021

    Workshop on designing the neighbourhood, looking at the open spaces, the new streets, green space and play areas.

    Event 3: August 2021

    Visit to other developments for Charlton House and Albany House residents.

    Event 4: September 2021

    Workshop on designing the home, looking at the layouts and the design of the new homes.

    Event 5: September 2021

    Workshop looking at the new technologies which will help reduce bills, sound and thermal insultation etc to make a modern home.

    In October, we will hold a Public Exhibition on the design for the new neighbourhood, before they are finalised for the planning application, which will be submitted to Hounslow Council by the end of November.

    Involving Young People

    We also want to work with young people, between the age of 8 and 21. Separate workshops will run on the following Mondays 26 July, 2 August and 9 August. Every young people will be given vouchers for the attendance. Please come to the event on 8 July to find out more or contact the team.

    Character and Design Study Engagement Workshop 2: Design Codes

    Dear Stakeholder, 

    We are preparing a an update to our 2014 Urban Context and Character, which includes proposing Design Codes for the borough in line with London and National policies. This updated study will play a crucial role in shaping future development to ensure that it is of high quality design and responds positively to our borough’s character. More information on the Character and Design Codes SPD can be found at our webpage:   https://www.hounslow.gov.uk/info/20034/planning_policy/2301/emerging_borough_character_and_design_study_spd  

    Following the Character Area workshop that was held in March, we are holding a further engagement workshop on options for Design Codes.  

    You are warmly invited to join us at our stakeholder workshop on:  12th May 2021 from 6pm to 7:30pm.  

    The purpose of the workshop is for you to feedback on proposed area design codes and give your thoughts on any additional design codes that could be included in an SPD.

    The format of the workshop will begin with a short presentation explaining what design codes are and their purpose. We will then break out and spend more time in area based discussion groups to look at the proposed design codes for each of the areas. There will then be an extended period of discussion time to give feedback on the proposed options, propose alternative codes and come up with new codes that shape the future of your neighbourhoods. The draft design code document will be issued in advance of the workshop.

    Isleworth and Osterley

    Places will be limited, as each group is capped at 15 people to ensure that discussion can take place and everyone can give their feedback.

    Design exhibition and consultation workshops

    Since December, we have been consulting with you about the Landlord Offer (draft Tenant Offer and Leaseholder Offer) and in March we started the consultation on the Design Principles, which will form part of the Landlord Offer. Due to lockdown, most of this has had to be done virtually, and we are now happy to say we can hold in person events for the second round of consultation.

    Residents of Convent Wat are invited to come and see the revised design principles at the week-long exhibition at the Convent Way Community centre from Thursday 15 April to Tuesday 20 April 2021. We will be holding workshops and drop-in sessions on the Tenant Offer and Leaseholder Offer at the exhibition.

    Consultation on Second draft of the Tenant Offer

    We have considered all the feedback from the consultation on the first drafts of the Tenant Offer and Leaseholder Offer. The revised consultation documents include a section on Frequently Asked Questions and a summary of what changes or revisions have been made.

    We encourage all residents on Convent Way to read the documents and feedback their comments. You can do this by completing the feedback form that was in the brochure and send it back in the FREEPOST envelope.     Residents overwhelming back regeneration plans

    Hounslow Council has warmly welcomed the positive resident ballot result on its proposals for the regeneration of Charlton House and Albany House , with an overall ballot turnout of 81% and 87% of eligible residents voted in favour of regeneration.

    The Charlton House and Albany House proposals form part of Hounslow Council's major programme to regenerate its estates and help deliver 5000 affordable homes in the borough by 2022.

    Cllr Steve Curran, Leader of Hounslow Council said:

    “This is an overwhelming ‘yes’ to our regeneration plans for Charlton House and Albany House. It's a fantastic result for the borough but, more importantly, for local residents. The council embarked on its estate regeneration journey early last year, just before the pandemic which then made the journey more challenging, as we were not able to engage and consult with residents in ways that we normally would. However, the results are evidence that we truly worked in partnership with our residents, gaining their trust and support. The result also represents a major milestone in not only delivering brand new council homes, but in really regenerating and place-shaping the area for the local community”

    “This is an exciting time for these residents who have sent a clear message of support for an improved neighbourhood, with a proposed 200 new homes, including more council homes. We will continue to work in partnership with them so that together we can transform the neighbourhood and residents' lives through high-quality, well-designed housing and public space”

    The design team will be appointed by May and further consultation with residents and the wider community on the designs for the planning application will be undertaken during the summer. Continued consultation will be held as the design is developed and finalised.

    Consultation on the Design Principles

    We are now working with the residents and businesses on Convent Way on the design of a better future - to provide better quality, energy efficient homes and improve the neighbourhood, alongside providing additional new homes for future residents of the estate. It is important that you get involved in shaping these proposals and give us your feedback.

    Residents on Convent Way have received the Design brochure, which sets out initial ideas for the design of the new neighbourhood. Each page is looking at an area that the residents raised in their feedback at the design competition exhibition in October.

    Residents will also be able to see the designs across Convent Way on large boards in different locations as part of a walking trail. Residents can go and look at them and visualise how the neighbourhood could be designed. We want residents to give us their views and feedback on the initial designs.

    The purpose of these visions is to set out a clear direction for each town centre to support them to prosper, evolve an f d innovate, and to agree the priorities for future investment and positive change.

    Character and Design Study: Engagement Workshop 1- Character Areas and Opportunities

    Dear Stakeholder, 

    We are preparing  an update to our 2014 Urban Context and Character Study, which includes proposing Design Codes for the borough. This updated study will play a crucial role in shaping future development to ensure that it is of high quality design and responds positively to our borough’s character. It is proposed that the Character Study will be adopted as a Supplementary Planning Document and will be formally consulted on in Spring 2021.  

    Responses to our “Tell us about your Neighbourhood” Commonplace survey in January- February 2021  helped us to better define character area boundaries and told us about the characteristics of neighbourhoods.  

    We are now holding a workshop to discuss amendments on the character areas based on feedback and to help us define opportunities to improve these character areas. 

    We would like you to join us at our stakeholder workshop on:  

    Wednesday 3rd March, 6-7:30pm  

    The workshop will be run by Hounslow Spatial Planning Officers and our Consultants, Allies and Morrison (who are town planners and urban designers).  

    There will be a short presentation, followed by further discussion in area specific breakout groups. During the event, you will be able to select which area specific breakout group you would like to give your thoughts at.

    The area breakout groups will be split into: 

  • Bedfont, Feltham, Hanworth
  • Central Hounslow
  • Hounslow West, Heston and Cranford
  • Isleworth and Osterley
  • Chiswick and Brentford 
  • If you would like to give feedback for more than one area, you could send a representative to another area breakout group. Alternatively, we will record the event and upload it to the website, which you can re-watch and send any feedback in writing to Officers after the event.

    We want to hear from you...again!

    At the start of 2020 we launched the Keeping Hounslow Safe Together CommonPlace page to hear what you had to say about crime in Hounslow, what our focus should be for Hounslow’s new Community Safety Strategy and what more we could do to keep our neighbourhoods safe.

    The CommonPlace page ran until April and we had almost 200 people contributed to the site!

    We also attended public and private events in the local community, to capture your comments, feedback and ideas. We took part in a total of 17 community events to hear what you had to say. The events took place in a variety of venue's up and down the borough, and we tried to capture as many voices as possible.

    The events and our CommonPlace page were put on hold in April due to Coronavirus.

    Since the Coronavirus pandemic started the world has changed and so has Hounslow. To help us keep Hounslow safe we need to understand the pandemic’s current and future impact on crime and community safety - and we want to hear from you again to help do this.

    We will still use all your comments from before the pandemic to inform our new strategy, but we want to know what changes you’ve seen in crime since Coronavirus and if there are any other issues that we need to focus on.

    This will make sure that our new Community Safety Strategy reflects the voices of people in Hounslow now, in this extraordinary time we all find ourselves in.

    The CommonPlace page will be open again for 4 weeks and we want to as many of you as possible to comment on the web page.

    Ballot open

    Ballot open for residents to vote on the regeneration proposal

    The ballot for the proposed regeneration opened on 9 February 2021 until Monday 1 March 2021 at 5 p.m. All voters will receive a ballot paper though the post. Resident can vote by post, online or by telephone using the security number on their ballot paper.

    Residents who can vote are:

    Council tenants who are the named tenant on the tenancy agreement on or before 22 January 2021, including joint tenants.

    Resident leaseholders who are named on the lease and have lived in their home for 12 months or more before 22 January 2021.

    Any resident over 16 years old who has been registered on the council’s Housing Register for 12 months or more before 22 January 2021 and is living in Charlton House or Albany as their main home.

    Thank you to all those who participated in our Streetspace consultation - we received over 4000 contributions (suggestions and agreements, or "likes") from a total of 866 respondents.

    Please visit our Streetspace webpage for further updates and full details of works that have been announced to date under Phase 1 and Phase 2 of the programme - the majority of which are based on feedback from residents. 

    We have now opened a consultation to gather views on all our Streetspace measures and trials over the second half of this year.     Consultation Report & Priority Measures

    Hi All,

    Following the update on the project last month, I’m able to confirm that the consultation report has now been uploaded to the ‘About’ section of the website. This report contains analysis of the comments received in late 2019, looking into the key themes, ‘hotspot’ locations where there were a number of comments on the same issue in close proximity and a breakdown of the feedback geographically. Alongside this, the report looks at the traffic data collected, with supporting maps summarising the volume of traffic across the area and the proportion of through traffic (i.e. traffic using residential streets as a cut through between major roads). These two sets of information are brought together, in conjunction with the initial aims of the project, to form a set of priorities going forward.

    As mentioned in the previous news update, a number of measures are now being prioritised as part of the council’s Streetspace programme , in response to Covid-19. For the Liveable Neighbourhood project, this means prioritising the ‘low traffic neighbourhood’ elements of the project which seek to reduce traffic volumes across the project area, in turn creating a quieter, safer neighbourhood that prioritises walking and cycling for local journeys. A number of measures are therefore proposed, including closing roads to traffic and various access restrictions, as illustrated in the map below.     The first measure, a trial closure of Dan Mason Drive to through traffic, has been implemented, feedback on which is welcome via traffic@hounslow.gov.uk . Further measures are proposed to be implemented between June and September. All proposals are trials and require funding from Transport for London in order to be delivered. There will be ongoing communication with residents prior to the trials going in, along with more updates provided via this project website.

    Project Update

    Hi All,

    I hope you are all staying safe and well during these uncertain times. The Coronavirus (COVID-19) outbreak has led to significant changes in travel patterns and behaviours across the borough. Many more people are walking and cycling for local journeys and to ensure they exercise during the lockdown period. At the same time traffic volumes are significantly lower on most roads, but elements of speeding have increased. The council wants to ensure the street environment prioritises people, and enables as many local journeys to be made by foot and bike. This is of particular importance when more people begin to return to work and traffic volumes increase.

    With that in mind, the council is currently considering if elements of the project could be brought forward on a trial basis. This includes any temporary measures which can help to ensure adequate space is provided for people wishing to walk or cycle, but also that traffic volumes and speeds are managed. This is being prioritised by the council as part of our transport response to the Covid-19 outbreak, more details on which can be found here.

    The first measure to be brought forward is a 6 month trial closure of the road through Dukes Meadows as it passes under the railway bridge. Access will be maintained for those on foot or bike. This removes a pinch-point where pedestrians and cyclists often come into conflict with vehicles in a narrow space with limited visibility. The closure will ensure adequate space is provided for those on foot and bike, prioritises their safety and enables physical distancing. Plans for this are currently being drawn up and more details will be shared on this website as soon as possible.

    Going forward, the council will update residents on results of the wider Liveable Neighbourhood consultation from last year, and the priorities for the project going forward, later this month via this website. As part of this update we will be asking your views on some suggestions for possible trial traffic management measures that could be implemented on the network in the coming weeks. We look forward to resident feedback on those.

    More broadly, the current crisis will likely impact the funding available to implement some elements of the Liveable Neighbourhood project in the immediate future. Council officers are in regular communication with Transport for London to understand this in more detail, as the situation develops.

We are keen to hear residents' views on the draft proposals.     Project Update

    Hi All,

    Following the close of the initial consultation, the project team at the council has been going through all the responses received. During the 8 weeks this consultation phase was open, over 2300 people visited the project website. More than 640 comments were placed on the map, and in total nearly 3500 “agreements” were left (clicking the thumbs up icon next to a comment). The top five issues commented on were; safety, traffic volume, cycling, traffic speed and pedestrian accessibility. While an average of 7 in 10 comments were negative, that’s not surprising given the nature of the project and the known issues that traffic is causing.

    One thing we noted is that the consultation failed to generate much input from those under the age of 30. This is something we wish to address, to ensure a fuller cross section of the community has the opportunity to express their opinion and help shape the project plans. The council is therefore currently undertaking some additional engagement activity locally, including working with Chiswick School, to help capture this feedback.

    A huge amount of traffic data has also been captured to establish the volume and speed of traffic on local roads, and the proportion of traffic using residential streets as a short cut. This data is currently being analysed and will be reported alongside the community feedback to set out the priorities of the project going forward. Due to the restrictions on council communications related to the upcoming London Mayoral election, this report will be released in May.

    Prior to that, however, the council will be launching a consultation on the Grove Park Piazza in March. This is one of the more established elements of the Liveable Neighbourhoods project, and the council has been working on a detailed design in partnership with the local Grove Park Group. We are now looking forward to sharing this more widely, and will update the website once the consultation goes live in early March. April is a key month for the Barnes Bridge walkway, with further feasibility work due to complete that will inform the cost and time frames for that part of the project. More information will also be shared on that soon.

    In other local news, two design options will be consulted on for a new pedestrian walkway under Kew Bridge, using one of the existing arches. This is a longstanding project, and while not funded through Liveable Neighbourhoods, providing step free pedestrian access was a popular comment made during our previous consultation. More information on this project will also be available in March.

    Consultation Update

    Thanks to everyone who attended our recent events at St Paul’s Church. All three sessions were well-attended, and it was great to hear about your wide-ranging transport issues. I was involved in conversations around residents’ parking, potholes, bus routes, gated communities, school traffic, subways, the relocation of Brentford Football Club… and much more besides.

    Any successful Liveable Neighbourhood project will need to be founded upon close engagement with the local community, so I’m delighted these events have helped us get off to such a positive start. We’ve now received over 500 individual comments on the project website, while the number of total contributions (those who have read, commented and agreed with other comments) has passed the 3000 mark!

    In recent weeks, the project team has met with Chiswick House and Gardens Trust and Grove Park Primary School, while we have a meeting planned with the Strand on the Green Infant & Nursery School. We are also due to meet with South Western Railway and are in close communication with Network Rail – these relationships will be of particular importance given the feedback we are receiving on the challenges of crossing the railway line.

    As part of this project, the council commissioned work to gather a wide range of traffic data. Tubes attached to the road surface measured traffic speeds and volumes, and vehicle size. Video cameras captured origin and destination data, which will help us understand what proportion of traffic is using residential streets as a cut through between major roads, rather than starting or ending its journey in the local area. We have received the raw data from the survey company this week and have just begun to analyse it. We will share it with you shortly along with a summary of the key findings, which should be a bit easier to digest than the spreadsheets!

    There are just over two weeks left in the initial consultation phase, so please continue to spread the word among your family, friends and neighbours, and encourage them to add their feedback!

    Welcome to the South Chiswick Liveable Neighbourhood

    Thanks to everyone who has contributed to this Liveable Neighbourhoods project so far! I’m pleased to report that almost 1000 people visited the project website in the first two weeks, and there are already more than 300 comments pinned on the map, with many more agreeing to comments made. So far, the main issues that respondents have commented on are safety, cycling and traffic volumes.

    In the coming weeks, council officers will be out talking to as many people as possible, to increase awareness of the project and capture further feedback. Three drop-in events will be held at St Paul’s Church Hall (64 Grove Park Road, W4 3SB) on the following dates:

    - Tuesday 8th October: 5-7pm

    - Saturday 12th October: 10am – 2pm

    - Thursday 17th October: 5-7pm

    If you have the time to pop along and share your thoughts on the area, then please do. I would also be grateful if you could please spread the word to your friends and neighbours… and encourage them to get involved! You can also share details of the project through email, WhatsApp, Facebook or Twitter – links to all of these are available on the project website.

    Finally, a few people have asked why the map pins for the question ‘How do you feel about this place at present?’ are in different colours. The answer is that you can use a red pin to tell us ‘It’s awful’, a green pin to tell us ‘It’s great’, or a pin on the sliding scale of orange and yellow to represent the views in between those extremes.

    As you can see from the map, most pins are currently near the red end of the scale… and I’m looking forward to the challenge of improving that as this project progresses!
